Victoria real estate market impacted by many different factors in June

A total of 808 properties sold in the Victoria Real Estate Board region this June, 9.2 per cent more than the 740 properties sold in June 2019 and 76.8 per cent more than the previous month of May 2020. Sales of condominiums were down 3.2 per cent from June 2019 with 209 units sold. Sales of single family homes were up 16.8 per cent from June 2019 with 460 sold.

"This June we saw competing factors from all different sides of the real estate equation," says Victoria Real Estate Board President Sandi-Jo Ayers. "If all we do is look at numbers, we see a fairly normal June, in the midst of a very not normal world. The impact of COVID-19 on our entire economy continues. And while some buyers and sellers are slow to emerge from isolation, others have been highly active since the start of Phase 2 of BC's Restart Plan. Because of the pandemic, an eviction order that prohibited a landlord from ending a tenancy was introduced. The order may have kept some homes from going to market. The portion of this order that prevented a seller from providing vacant possession of a tenanted home was lifted late this month, which may bring some listings to market that had been stalled. Due to the pandemic alone, we have multiple factors influencing the inventory and sales in our market."

“What are we going to do this summer?”  We know many people are wondering what they can do this summer with travel restrictions still in place for much of the world.  The good news is, we live in beautiful BC so our own backyard is about as great as it gets when you are looking for “staycation” ideas!  Here are 8 things you can do as a “local tourist” all while keeping a safe physical distance from others.

Camp
The provincial campgrounds are open so take advantage of one of the many fantastic sites we have.  Tip: mid-week is a great time for peaceful camping.  Don’t want to spend the money?  BC’s summer weather makes it ideal for camping in your own backyard!

Check out Fisherman’s Wharf
The docks at Fisherman’s Wharf are home to charming fishing boats, float homes and a resident seals.

Take in the Natural Parks
The Capital Region—that is, the Greater Victoria area and the Gulf Islands—is home to an excellent collection of natural parks, from the beach-front Island View Regional Park on the Saanich Peninsula to the wild and rugged East Sooke Park on the West Coast.
 
Jump in the Lake
Come summer, visitors can cool off at one of the region’s many fine lakes. Local favourites include Elk and Beaver Lake Regional Park on the Saanich Peninsula, Thetis Lake Regional Park in the community of View Royal (15 minutes from downtown) and, a little further afield, Matheson Lake in Metchosin.
 
Walk the Breakwater

Located just a few minutes from the Inner Harbour on the James Bay waterfront, the breakwater offers a different view of the city and gives visitors a chance to take in Na’Tsa’ Maht – The Unity Wall, which depicts the history of the Esquimalt and Songhees First Nations.
 
Go to the Mountaintop
Victoria offers plenty of uphill hikes that pay off with gorgeous vistas. Mill Hill Regional Park‘s easy 200-metre climb is a great choice that’s close to town. More experienced hikers may want to try Lone Tree Hill Regional Park and Mt. Finlayson in Goldstream Provincial Park. Be sure to pick up a trail map before departing and leave plenty of time to return before dark.
 
Drive the Scenic Marine Route
Capture the city’s picturesque oceanfront with a leisurely drive or cycle along the well-marked Scenic Marine Route.
 
Walk the history
A stroll through downtown takes on a whole different meaning when you follow the Signs of Lekwungen. These bronze markers provide an interpretive route along the Inner Harbour and surrounding areas that honours the art, history and culture of the Coast Salish people who have resided in the Victoria area for generations.
 
We are so lucky to live in such a beautiful area with so many places to explore.  Victoria makes it easy to be a “local tourist” and have a great summer vacation close to home!
